Two ways to use a quantity surveyor
Most construction losses in Nigeria are not caused by bad luck. They are caused by nobody independent checking the arithmetic, the quantities, or the work that has actually been done. We do both halves of that job.
On site: field-based quantity surveying
Practical, physical attendance at your project anywhere in Nigeria. Measured surveys, progress verification, interim valuations, materials on site checks, snagging, and independent reports you can act on.
On paper: BOQ and material schedules
Bill of quantities, material schedules, cost estimates and elemental cost plans prepared from your drawings, so that contractors price the same scope and you know what the building should cost before you spend.
What we do

This is the pattern we see constantly. A client in London, Houston, Toronto or Dubai sends money to a relative, a friend or a contractor in Nigeria to build a house. Six months later there are photographs of a structure, a vague figure for what has been spent, and no way to test either claim.
An independent quantity surveyor changes that. Quantities can be measured. Work done can be valued. Materials on site can be counted. Payments can be matched to progress. None of that requires you to be in the country, and none of it requires the contractor's permission.
- Quantities are measurableA BOQ tells you the volume of concrete, blocks and reinforcement a drawing actually requires.
- Progress is verifiableA dated site visit values work done, instead of accepting a percentage.
- Payments become defensibleEach certificate is tied to measured work, not to a request.
What a diaspora report contains
- Dated photographsSite condition, work in progress, materials stored, anything concealed or covered up.
- Measured progressWork done valued against the BOQ, with the basis for the figure stated.
- Claims comparedWhat the contractor says was done, against what we found.
- Risk flags and next stepsWhat to pay, what to withhold, and what needs a decision from you.
- A written opinionPlain language, no jargon, signed by the person who visited.

Straight answers to what clients ask most often.
Do you travel outside Abuja and Nasarawa for site visits?
Yes. Field-based work is available in all 36 states and the Federal Capital Territory. The practice is based on the Abuja–Nasarawa corridor, so Lagos, Port Harcourt and the South East carry a travel cost that is quoted openly as a separate line, and visits to several sites in one trip are grouped to keep that cost down. Regular coverage areas include Lagos, Abuja, Port Harcourt, Ibadan, Benin City, Enugu, Kano and Kaduna.
I live abroad. Can you check on my building project in Nigeria?
That is one of the things we do most. You receive dated photographs, a written progress report, a comparison of work claimed against work actually done, and a comment on quality and workmanship. We can attend site meetings on your behalf and review contractor valuations before you release payment.
How much does a bill of quantities cost?
Fees depend on the size, complexity and number of drawings, so a fixed price is only honest after we have seen the scope. Send your drawings and we will give a written fee and delivery date, normally within 24 hours. There is no charge for the quotation.
How long does a BOQ or material schedule take?
A straightforward residential BOQ is typically 5 to 10 working days from receipt of complete drawings. Material schedules are usually faster. Urgent work can be accelerated for a premium, subject to our current workload.
Do you work for contractors as well as property owners?
We work for owners, developers, diaspora investors, estate managers, lenders and contractors. Where a matter is adversarial we will tell you at the outset which side we are acting for. We do not accept instructions to review our own previous valuations.
What do you need from me to start?
Architectural drawings (PDF or DWG), structural drawings if available, the site location, and a short note on what you are trying to achieve. If drawings do not exist, a measured site visit can be arranged instead.
Tell us what you are building, and where
Send drawings or a site address. You will get a written fee, a delivery date and a clear scope, normally within 24 hours.
