Field-based quantity surveying across Nigeria

Measured site surveys, progress verification, interim valuations and defect inspections, attended in person anywhere in the country, with a written report you can act on.

What field-based quantity surveying actually involves

Quantity surveying began on site, and it still works best there. Drawings tell you what a building should be; only attendance tells you what it is. Field-based work is the physical half of our practice: we go to the project, measure, look, count, photograph and record, and then produce a document you can rely on.

This is not a courier service for photographs. A field visit has a defined scope, a defined measurement basis, and an output that stands up when the contractor disputes it.

  • Measured building surveysExisting buildings measured and recorded where drawings are missing, outdated or disputed.
  • Progress verificationWork done at the date of the visit, valued against the BOQ or the contract.
  • Interim valuationsMonthly or milestone valuations with measured quantities and payment recommendations.
  • Materials on site checksWhat has been delivered, how much, whether it is stored properly and whether it matches the specification.
  • Snagging and completion inspectionDefects recorded item by item with photographs and a location description.
  • Site meeting attendanceYour interests represented and a written record of what was agreed.

What you receive after a visit

Every attendance produces a written document. Photographs alone are not a report.

  1. Dated photographs with location notes

Time-stamped images, described in words, so anyone reading later knows exactly what they are looking at.

  2. Measured quantities or values

Where work is being valued, the quantities are measured and the basis stated: what was counted, what was excluded, and why.

  3. A comparison against the claim

The contractor's figure, our figure, and a plain explanation of the gap.

  4. A recommendation you can act on

Pay, pay in part, or withhold, with the reasons set out.

Where a site visit changes the answer

Three situations where paper alone gives the wrong number.

The drawings are not the building

Extensions built without approval, walls moved on site, foundations dug deeper than specified because of ground conditions. None of this appears on a drawing issued in 2023.

Materials are claimed but not present

Cement bags in a photograph prove nothing on their own. Counting, checking delivery notes and matching to work done is what establishes value.

The work is covered up

Once blockwork is rendered and the slab is screeded, the evidence is gone. Attendance at the right stage is worth more than any later inspection.

Field-based quantity surveying questions

Which parts of Nigeria do you cover?

All 36 states and the FCT. Practical journey planning matters more than a coverage list: we group visits by region so a single trip can cover several sites. If a site is remote, we will say so and quote the real cost of getting there rather than pretending it is free.

Can you attend a site meeting on my behalf?

Yes. We can attend site and progress meetings, record what was agreed, and report back to you in writing. Where a decision needs your authority we will not make it for you, we will frame the options.

What is the difference between a valuation and an appraisal?

A valuation in construction usually means valuing work done for payment purposes, which is a quantity surveying task. An appraisal or valuation of the property as an asset is a different exercise concerned with market worth. We do construction valuation and progress valuation; where an asset valuation is needed we will tell you to instruct a registered valuer.

Do you measure existing buildings where there are no drawings?

Yes. A measured survey records the building as it stands and produces drawings or a schedule of areas you can work from. This is common for renovations, extensions, and properties bought without documentation.
