Quantity surveyor in Lagos

Measured documentation and independent site verification across Lagos State, from Lekki and Ajah to Ikeja, Epe and the Ibeju-Lekki corridor.

Lagos is the most expensive place in Nigeria to build badly. Land values are high, so a stalled project costs money every month it sits; specification expectations are high, so finishes drive a large share of the budget; and ground conditions across the Lekki-Epe corridor and the coastal fringes can turn a straightforward foundation into a substantial cost before blockwork begins.

The result is that cost per square metre is a weak guide in Lagos. Two buildings of the same floor area in Ajah and Ikoyi differ enormously on specification, and two plots of similar size in Ibeju-Lekki can differ on what the ground requires. A BOQ and a cost plan built from your actual drawings is the only way to see the difference before you commit to it.

We also see a particular Lagos pattern: projects that go quiet at roofing level. The structure is up, the money has been spent on blocks and concrete, and the finishes and services, which are the larger half of a modern Lagos build, have no budget left. A cost plan with a cash-flow profile prevents that outcome, and a measured valuation tells you where you actually stand if it has already happened.

Travel and scheduling

The practice is based at New Karu on the Abuja–Nasarawa corridor, behind the Government Science School. Sites in Lagos are scheduled in regional blocks, with the journey planned so a single trip can cover more than one site where possible.

Travel is always quoted as a separate, visible line, never bundled into the fee. Where you have more than one project in the area, visits are grouped into a single trip and the saving is passed on.

Local considerations

Substructure in coastal and reclaimed areas

Water table, soil and fill depth regularly make the foundation the most underestimated element on a Lagos project.

Specification is the budget

In Lagos, the difference between a standard and a premium finish can exceed the difference in structure. A cost plan lets you test the choice.

Diaspora density

A large share of our Lagos instructions come from clients in the UK, US and Canada, and the reporting format is built around that.

Questions from Lagos clients

Can you visit my site in Lekki or Ibeju-Lekki the same week?

Often yes, subject to the current schedule. Send the address and the stage of work and we will confirm the earliest date. Sites on the Lekki-Epe corridor are usually grouped into one trip, which reduces the travel cost.

Do you work with contractors building in Lagos?

Yes, for pricing, tender preparation and valuation. Where a matter is adversarial we will state at the outset which party we are acting for, and we will not act for both sides on the same project.

Can you tell me if a Lagos property I am buying is well built?

We can measure, inspect and report on what has been built, and identify defects and work not done to specification. Market value of the property as an asset requires a registered estate surveyor and valuer, and we will say so rather than blur the two.
